Areas of Responsibility and Job Requirements

The Leasing Agent plays an important part in the department ensuring a high level of customer service while assisting in meeting internal leasing goals. The Leasing Agent will work closely with the Leasing Manager, Director of Market Rate Leasing, and Property Management teams to provide in-depth feedback about prospects, insight on pricing, market trends, and other leasing related topics. They will be responsible for showing apartments, reviewing lease terms, collecting funds, processing deal folders, feedback for reporting, advertising apartments, and other functions that are included in the full scope of the leasing process.

Responsibilities include, but are not limited to

Responsible for the day-to-day leasing activities for current and upcoming availabilities
Timely follow-up with leads, schedule and show occupied and unoccupied apartments
Oversee applications; receive, gather required documents, process leases, prepare lease files, close deals, collect funds, provide timely introduction to Property Managers for new move-ins
Provide feedback to Leasing Manager for weekly/monthly reporting regarding inquiries and input from prospects
Work collaboratively with other team members to compile monthly comp reports
Perform additional job functions as needed to assist in high performing leasing team

Minimum Education Requirements

High School Diploma or Equivalent

Minimum Years of Experience Required

3+ years of onsite leasing experience required.

Additional Knowledge, Skills and Abilities

Real estate license, required
Must have direct experience in a client-facing role
Must have excellent communication skills
Previous on-site leasing experience preferred
Strong organizational skills with high attention to detail
Proficiency in computer applications including Microsoft Office
Proficiency with Yardi, DocuSign, and On-Site, Funnel Leasing, preferred

Competencies/Essential Job Functions

This position consists mainly of medium physical work. The position may require exertion of up to 20 pounds of force occasionally and/or up to 10 pounds of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body.

The incumbent is required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned or to make general observations of facilities or structures (reports, etc.).

This role frequently requires the incumbent to grasp, reach objects, climb, engage in repetitive movements with the wrist, hands, and fingers by typing; feel and touch objects with fingers, palm, and hands;
This role frequently requires the incumbent to stand for sustained periods of time; walking and/or moving about on foot to accomplish tasks particularly for long distances; moving from one work site to another or occasionally in narrow aisles, hallways, or passageways
The role also requires incumbent to talk and hear, expressing or exchanging ideas by means of spoken work and the ability to receive detailed information through oral communication, and to make distinctions in sound.
The role occasionally requires the incumbent to stoop, kneel, crouch, pull, push, lift up to 20 pounds

Work Environment

This position will be frequently subjected to both indoor and outdoor environmental conditions and temperature changes (extreme cold or extreme heat) with or without effective protection from the weather.

The incumbent may also be frequently subject to hazards including a variety of physical conditions, as well as occasional atmospheric hazards (i.e. conditions that affect the respiratory system such as fumes, odors, dust, mists, gases, or poor ventilation).

The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise, atmospheric conditions.
